The carpet in our doorways and hallway is matted flat. Is cleaning still worth it, or should we replace it?

Accepted Answer

Cleaning is worth trying first, and it's usually easy to tell which way it will go. The low-pile builder-grade carpet in most West Athens houses mats down hardest in the traffic lanes at the front door and along the hallway, and a lot of that flattening is compacted road dust and grit holding the fibers down. Once that's flushed out, the pile often stands back up better than people expect. What cleaning can't fix is fiber that's actually worn open to the backing, which shows up as a lighter, fuzzy strip you can feel through your sock. If we see that, we'll say so rather than sell you a service that won't change anything, and you can put the money toward replacement instead.

Can you come out the same day?

Sometimes, and it's worth asking. We cover a lot of South LA, so same-day depends on where the day's route already has us and whether an earlier job runs long. Small jobs (a couple of rooms and a hall in a typical single-story house here) are the easiest to slot in late in the day. If we can't get to you same-day, we'll give you the next realistic opening instead of a vague window, and we'd rather tell you tomorrow morning honestly than show up at 8 p.m. and rush it.

Our dog had accidents in the same spot for months. Does that mean the concrete underneath is soaked?

Possibly, and that's the honest answer for this housing stock. These houses are slab-on-grade with carpet laid over thin pad, so there's very little between a repeat accident and the concrete. Urine passes through the pad and sits on and in the top of the slab, and surface cleaning the carpet face won't touch it. The smell comes back as soon as humidity rises. We check how far down it went before quoting. Sometimes it's a carpet-and-pad treatment; sometimes it means pulling the carpet back in that area to treat the slab directly, and occasionally the pad in that patch is past saving. We'll tell you which situation you have before we start.

What causes the grayish look across the whole floor, not just the walkways?

Fine dust. West Athens sits in dry inland air with freeway and street particulate constantly settling, and it works into low-pile carpet across the entire room, not only where people walk. Vacuuming pulls the loose top layer, but the finer material packs into the base of the pile and dulls the color evenly, which is why the floor can look dirty without any obvious stains. That responds well to hot-water extraction. The other seasonal issue is winter, when mud from unpaved parkways and driveway edges gets tracked in and ground into the same doorway lanes that are already worn.

What moves the number is the square footage, how many rooms versus hallway and closet space, the condition of the traffic lanes, and whether there's pet urine that needs treatment below the carpet. That last one is the biggest factor in either direction. As for drying, the dry air here works in your favor. With low-pile carpet, thin pad, and a couple of windows open plus a fan, floors in these houses come back quickly, and we'll tell you when it's safe to move furniture back.
