We're a few blocks from the pier and there's beach sand in the carpet constantly. Can that actually be cleaned out?

Yes, but the order of operations matters. Sand near the beach is dry and abrasive, and it works its way down to the base of the pile within a few feet of every door rather than sitting on top where a vacuum grabs it. If we wet it first, it turns into grit suspended in the fibers. So we dry-agitate and extract the sand out mechanically before any moisture goes down, then hot water extract. If sand has been ground in for years the traffic lane may still look flattened afterward. That's fiber wear from abrasion, not soil, and no cleaning reverses it. We'll tell you which one you're looking at before we start.

How long does carpet take to dry here with the morning marine layer?

Longer than most of LA County, and we plan for it. Indoor humidity stays elevated through the morning burn-off, so ground-floor units and north-facing rooms hold moisture well past what you'd expect. We bring air movers as standard rather than as an add-on, and for a slow-drying ground-floor apartment we'll usually leave them running and set expectations for a longer window rather than pretend it'll be dry in a couple of hours. Opening windows during a heavy marine layer often makes it worse, not better. We'd rather move air mechanically.

I have a move-out on a rent-controlled apartment and the landlord wants the carpet cleaned. How fast can you get there?

Move-out cleans are a large share of what we do in Santa Monica, and they're usually on a deadline, so we keep room in the schedule for them. Same-day is often possible if you call early, and next-day is realistic most weeks. Be honest with us on the phone about the condition of the traffic lanes. A lot of the 1950s–70s buildings have thin landlord-grade low-pile that's genuinely worn through at the hallway and doorway, and we'd rather tell you upfront that cleaning will get it clean but won't get it back to new than have you find out at the walkthrough.

Estimates are free and we give you a firm quote before anything gets unpacked. What moves the price: the number of rooms and stairs, how much sand load is at the base of the pile near entries, whether there's small-dog urine to treat rather than just surface soil, and whether the space needs extended air mover time because it's a slow-drying ground floor. Pet treatment and drying equipment are the two things that most often make a Santa Monica job bigger than the customer expected, so we look for both during the walkthrough and quote them in, not after.

Our bungalow has hardwood under the wall-to-wall. Is wet cleaning a risk?

It's the thing we're most careful about in the older Spanish and Craftsman houses here. A lot of that wall-to-wall was laid over original hardwood, and over-wetting can put moisture into a floor you eventually want to refinish. We control that by extracting more passes rather than applying more water, and by using air movers to pull the drying time down. If a pad is already saturated from a prior leak, cleaning the carpet on top of it isn't the fix and we'll say so. Small-dog accidents are the usual culprit. Those soak into the pad and sit against the subfloor, and they need to be treated at that level or the smell comes back once humidity rises.
