What does the visit look like from the first knock to the last piece of equipment going back in the van?

Hot-water extraction, shampooing, dry cleaning: which one are you using in my place?
Hot-water extraction is our default. It flushes soil out of the pile with heated solution and pulls it back out under vacuum, and it's what Shaw, Mohawk, Stainmaster, and Anderson Tuftex all call for on their warranties. Shampooing uses a rotary brush and foam and has a place on heavily greased commercial nylon, though it leaves more residue behind. Low-moisture dry cleaning uses compound or an encapsulating solution and almost no water, which makes it the right pick for wool Karastan or Masland goods, glue-down carpet, or an occupied unit that has to be back in service fast.

Realistically, how often should this be done?
Every 12 to 18 months covers a typical household. Move it to every 6 to 12 months if you have pets, kids, allergy issues, or a rental unit with turnover. Do we need to clear the rooms ourselves?
We move sofas, chairs, coffee tables, and dining sets, and we put protective tabs or blocks under the legs when they go back. We leave beds, dressers with contents, pianos, electronics, and anything on a wall mount where they are and clean around them. Which stains actually come out, and which ones are permanent?
Food, coffee, most soda, mud, tracked-in sand, pet accidents, and general traffic soil usually respond well. Bleach, benzoyl peroxide from acne products, plant fertilizer, and some medications remove the dye instead of staining it, so the color is gone and cleaning won't bring it back. Old red dye, ink, paint, and rust are case-by-case and depend on how long they've sat. Wear patterns in hallways aren't stains at all, and clean carpet with crushed fiber will still look shaded.

Is this safe with a dog and a toddler in the house?
Yes. Our solutions are pH-balanced and rinsed out under vacuum, so there's no sticky film left for bare feet or paws. Kids and pets should stay out of the room during extraction because of the hoses and wet floor, then they can come back once the carpet is just damp. If anyone in the house has asthma or a fragrance sensitivity, say so when you book and we'll use a fragrance-free option.

Can you also handle the couch, the area rugs, and tile floors?
We do all three. Upholstery gets fiber-matched cleaning, which matters on Masland and Karastan pieces and on anything with a natural-fiber cover. Wool, silk, and sisal area rugs come off the floor for controlled cleaning rather than being wet-cleaned in place, since dyes can migrate. Tile and grout get a pressurized rinse with recovery, and we can seal the grout afterward if you want it.

We cover Santa Monica and the surrounding coastal Westside of Los Angeles County, across the flat terrace between the beach and the Palisades bluffs. We're in 1920s–1930s Spanish Colonial and Craftsman bungalows, postwar single-story stucco homes, and the 1950s–1970s dingbat and courtyard apartment buildings that make up so much of the housing here.
